Heating a Victorian House in Tunbridge Wells: Why the Radiators Never Seem to Keep Up
Heating a Victorian house in Tunbridge Wells is hard because the house was built to lose heat and the heating inside it was almost never designed as one system. Solid brick walls, tall ceilings, timber sashes and a draughty void under the floor all pull warmth out of the rooms, and the radiators and pipework were usually added and patched over decades by different people.
That is why the boiler is so rarely the real problem. Our engineers are called to Victorian and Edwardian homes across Tunbridge Wells every winter by people who assume they need a bigger boiler, and in most of them it is not the boiler that is failing to keep up.
Why is my Victorian house so cold?
Tunbridge Wells grew up as a spa town, and most of its character was built in the nineteenth and early twentieth centuries: Decimus Burton’s Calverley Park, then the Victorian villas and terraces that spread out from the town centre after the railway arrived in the 1840s, and the Edwardian streets that followed. For heating, that housing stock means a few specific things:
- Solid walls. Most of these houses have no cavity, so the wall itself is the only barrier between the room and the weather. A cold north-facing wall keeps drawing heat from the room all evening, however hot the radiator is.
- High ceilings and bay windows. Warm air rises into space nobody is sitting in, and a bay is three exposed faces where a modern room would have one.
- Suspended timber floors. The ground floor sits over a ventilated void, so cold air is constantly under the boards and every heating pipe running through it loses heat before it reaches a radiator.
- Original sash windows. Beautiful, and single glazed, and often not quite closing.
A large part of the town, from the Pantiles up through the centre and out along the Victorian suburbs, sits inside conservation areas, with Article 4 directions on some streets. The obvious fabric fixes, replacing the sashes, cladding a wall, changing the front elevation, are not always straightforward or even permitted. So a lot of Tunbridge Wells homeowners are heating the house largely as it was built, and the heating system has to carry the load on its own.
Do Victorian houses need bigger radiators?
Very often, yes. It is the most common thing our engineers find in a period house that will not get warm.
Radiators in these houses were rarely sized from a heat loss calculation. They were sized by rule of thumb, by what fitted under the window, or by copying whatever was there before. A radiator that was marginal in the 1990s becomes inadequate once the house is heated the way a modern condensing boiler wants to run: at a lower flow temperature, where a radiator that just about coped at the top of the dial has nothing in reserve. The result is a boiler that runs for hours and a room that stalls a few degrees short.
The honest answer is to work out how much heat each room actually loses and compare that with what its radiator can deliver at the temperature the boiler runs at. Usually one or two rooms fail badly, the bay-fronted living room and the room over the passage being the usual suspects, and it is those radiators that need to be larger, not the boiler.
Why are the radiators upstairs hot but the ones downstairs cold?
In a Tunbridge Wells terrace or villa this is nearly always the pipework, not the radiators.
The upstairs radiators sit on short runs from the boiler. The downstairs ones are fed through that floor void, along long runs of pipe that have usually never been insulated, often through an extension tacked on to the end of the circuit decades ago. By the time the water arrives it has already given up a good share of its heat to the cold air under the boards.
Two other things pile on top of that:
- The system has never been balanced. With long, uneven pipe runs, water takes the easy route to the nearest radiators and the far ones get what is left. Balancing radiators is a proper job in a house like this, but it is the difference between a back bedroom that heats and one that does not.
- The water is dirty. Old steel radiators, years without inhibitor, and a system drained and refilled every time someone added a radiator: the result is sludge, and it settles in the ground-floor radiators first. A radiator that is cold at the bottom but hot at the top is the classic sign, and bleeding does not fix it.
Sludge is fixable: a power flush, a magnetic filter and fresh inhibitor will bring a tired system back without replacing radiators that were never faulty.
Can you have a combi boiler in a Victorian house?
Sometimes. It depends on the water supply, the number of bathrooms, and the state of the pipework.
A combi heats water on demand from the mains, so it is only as good as the flow and pressure coming into the house, and an old lead or narrow-bore supply into a Victorian terrace can be the limiting factor before you have chosen a boiler at all. A large villa with two or three bathrooms in use at once is usually better off with a system boiler and an unvented cylinder.
The pipework matters too. Many of these houses still have imperial pipe sizes, an open-vented system with a tank in the loft, and sometimes the remains of an old single-pipe loop. All of it can be worked with, but it changes what the installation involves, which is why we survey before quoting.
Two Tunbridge Wells specifics worth knowing before you get that far:
- Flue position. A conservation area does not stop you replacing a boiler, but it can affect where a flue is acceptable on a front elevation. We check this at the survey; see our guide to boiler flue regulations.
- Hard water. South East Water, which supplies Tunbridge Wells, states that most of the water it supplies in southern England comes from underground chalk aquifers and is hard, and that this leads to limescale in kettles, boilers and hot water pipes. Hardness varies by supply zone, so check your postcode on their hardness search, but a new combi here should be protected from scale from day one.

What actually fixes a cold Victorian house
When we are asked to make a period house in Tunbridge Wells properly warm, this is the order we work in, because it spends the least money first:
- Measure the heat loss, room by room. It tells us which rooms can never be warm with the radiators they have.
- Sort the water. Flush if needed, fit a magnetic filter, dose with inhibitor. This alone brings a surprising number of “cold downstairs” houses back to life.
- Balance the system. Long pipe runs need it more than any modern house does.
- Insulate the pipes you can reach. Anything in the floor void or the loft is heating the wrong space.
- Upsize the radiators that fail the calculation. Usually two or three, not all of them.
- Only then talk about the boiler. If it is old or unreliable, that is the moment to replace it, and you will be choosing a boiler for a system that works rather than throwing power at one that does not.
A bigger boiler pushed into a house with undersized radiators and dirty water just costs more to run. It does not make the back bedroom warm.
Get it sorted before the cold arrives
