Landlord gas safety certificates across Kent

What the law actually asks of you
Under the Gas Safety (Installation and Use) Regulations 1998, if you let a property you must have every gas appliance and flue checked every 12 months by a Gas Safe registered engineer. That duty sits with you as the landlord, and it applies to appliances you provided — not ones the tenant owns, though the flue serving them still counts.
- Existing tenants must be given a copy of the record within 28 days of the check.
- New tenants must have a copy before they move in.
- You need to keep the records for two years.
- Only a Gas Safe registered engineer can carry the check out. You can check any engineer, including ours, on the official Gas Safe Register.
You can have the check done up to two months before your current certificate expires and keep the original expiry date. Renewing early costs you nothing in time — so if your renewal lands in September, when every engineer in Kent is flat out on breakdowns, you can have it done in July and stay on exactly the same annual cycle.
What we check
A gas safety check is about whether the appliances are safe, not whether they are running at their best. On every visit we go through:
- That each appliance is burning correctly and at the right operating pressure.
- That flues and chimneys are clearing the products of combustion properly.
- That there is adequate ventilation for every appliance in the room.
- That all safety devices work as they should.
- That there are no gas leaks and the pipework is sound.
A check is not a service
This is the point landlords most often get caught out on. The safety check tells you the appliance is safe to use today. It does not clean it, adjust it or maintain it — and on most manufacturer warranties, a missed annual service is what voids the cover, not a missed safety check.
Plenty of landlords have us do both on the same visit, which saves an appointment and keeps the boiler's warranty intact. Our annual boiler service is a flat £95 plus VAT, with any additional appliance on the same visit at half price. Portfolios and multiple properties
If you have several properties across Kent, we will work to your renewal dates rather than ours and group visits where the geography makes sense. We cover the whole county from our Tonbridge base — including the student-let markets in Canterbury, where turnover between June and August means certificates need to be in place before September tenancies begin.
Common questions
How often does a landlord gas safety check need doing?
Every 12 months, on every gas appliance and flue in the property. It is a legal duty under the Gas Safety (Installation and Use) Regulations 1998, and it applies whether or not the appliance belongs to you.
Can I renew early without losing my renewal date?
Yes. You can have the check carried out up to two months before the current certificate expires and keep the original expiry date, so renewing early costs you nothing in time. It is the simplest way to move a September renewal into a quieter month.
When do my tenants need a copy?
Existing tenants must be given a copy within 28 days of the check. New tenants must have a copy before they move in. We send the record over as soon as the visit is done so you are never chasing it.
Is a gas safety check the same as a boiler service?
No, and it is the most common thing landlords are caught out by. The safety check confirms the appliances are safe to use — it does not clean or maintain them. A service is separate maintenance work that keeps the boiler running properly and protects its warranty. Plenty of landlords sensibly have both done on the same visit.

What happens if something fails the check?
We will tell you straight away what has failed and why, and what it needs. If an appliance is immediately dangerous it has to be disconnected — we will explain the position clearly and in writing rather than leaving you to work it out.
