Frozen Condensate Pipes: Why Herne Bay Bungalows and Seafront Homes Are Most at Risk
If your boiler locks out on the first hard frost and you can hear a faint gurgling before it stops, the most likely cause is a frozen condensate pipe — not a failed boiler. It is the single most common reason we get called out on the coldest mornings of the year, and in Herne Bay it catches out the same sort of property again and again.
The good news is that it is usually a cheap, quick fix, and often one you can safely do yourself. The better news is that a frozen condensate pipe is almost always preventable — and August is the time to sort it, not January.
What the condensate pipe actually is
Every modern condensing boiler produces water as a by-product of burning gas efficiently. That water — the condensate — is mildly acidic, and it has to drain away. The condensate pipe is the plastic pipe leaving the bottom of your boiler, usually white or grey, typically 21.5mm or 32mm, and it runs to a drain, a soil stack, or an external gully.
If that pipe runs internally to a waste pipe under a sink, it will effectively never freeze. If it runs outside — which in a great many homes it does — it is a narrow plastic pipe full of water sitting in the weather. Below about minus one, the condensate starts to freeze inside it. Once it blocks, the boiler cannot discharge, its safety controls shut it down, and you get a fault code and no heating.
That lockout is the boiler doing exactly what it is designed to do. Nothing has broken.
Why Herne Bay properties are more exposed than most
Herne Bay has a lot of bungalows and older seaside property, plus a substantial number of Victorian houses converted into flats. That housing stock changes the odds considerably.
Bungalows are the big one. A bungalow gives you long horizontal pipe runs rather than short vertical ones, and when a boiler has been moved or replaced over the years — into a utility, a garage, or a converted airing cupboard — the condensate frequently ends up taking a long external route at low level to reach a drain. Long, shallow-fall, low-level external pipe is the worst possible combination: water sits in it rather than running away, and low-level pipework is the last thing to see any sun on a frosty morning.
Then there is the coast. The sea air here is genuinely hard on external pipework, flue terminals and condensate runs on the seaward side. We regularly find lagging on the exposed elevation that has gone brittle, split along the seam, or simply fallen off. Insulation that has failed looks exactly like insulation that is working, right up until the frost arrives.
The converted flats add a third problem. Where a large house has been split, condensate pipes often had to be run a long way to reach a legitimate discharge point. Length is the enemy — every extra metre outdoors is another metre that can freeze.
How to tell that is what has happened
There are four signs, and they usually come together:
- The boiler was working yesterday and it has been genuinely cold overnight or the temperature has just dropped.
- The boiler fires briefly, then locks out and displays a fault code. On many makes it is the same code you would get for a condensate fault — the manual will tell you which.
- There is a gurgling or bubbling noise from the boiler shortly before it stops.
- The external pipe is cold and solid, and there is no drip at the end of it when the boiler tries to run.
If the boiler has been off for days and the house is cold, or there is no hot water either and no frost overnight, look elsewhere. That is a different fault.
Thawing it safely
If you are confident and the pipe is reachable at ground level, this is a job you can do:
- Find the frozen section. It is nearly always at the most exposed point — an elbow, the open end, or where the pipe leaves the wall.
- Pour warm water over the outside of the pipe. Warm, not boiling: boiling water can crack cold plastic and can scald you if it splashes back, and a split condensate pipe is a much bigger job than a frozen one. A kettle left to stand for a few minutes is about right.
- Work along the pipe rather than at one spot, and give it a few minutes.
- Reset the boiler once, following your manual, and check the pipe is dripping again when it runs.
What not to do: do not use a naked flame, do not use a heat gun on plastic, and do not climb a ladder in icy weather to reach pipework at height. If the frozen section is upstairs, on a roof, or anywhere you would need a ladder, leave it — ring us instead on 01732 792 454.
If the boiler will not restart once the pipe is clearly running again, stop resetting it. Anything involving the gas side must be handled by a Gas Safe registered engineer — that is not a formality, it is illegal for anyone else to work on it, and a boiler that keeps failing to light needs somebody competent looking at the combustion side rather than another reset.
Fixing it so it does not happen again
Thawing the pipe gets your heating back on. It does not stop it happening on the next cold snap. When we are asked to sort it permanently, we look at four things:
Re-route it inside. Far and away the best fix. If the condensate can be taken to an internal waste — under a sink, into a soil stack, into an internal drain — the problem disappears entirely. In a bungalow this is often more achievable than people expect, because the pipe usually only needs to reach a nearby kitchen or bathroom waste.
Increase the pipe size. Where the run has to stay outside, external condensate should be a larger bore than the small internal pipe leaving the boiler. A wider pipe takes considerably longer to freeze, and manufacturers’ instructions call for the upsize on external runs anyway. We find plenty that were never upsized.
Improve the fall. Condensate should run away continuously. Flat sections, dips and sagging unsupported pipe leave standing water, and standing water is what freezes first.
Insulate properly, and terminate properly. External condensate needs weatherproof lagging rated for outdoor use, not the offcut of grey foam left over from a plumbing job, and it should discharge into a gully or drain rather than straight onto the ground where it can freeze and back up. On the seaward side, expect to check that lagging more often than you would inland.
Get it looked at before winter, not during it
Every year the same thing happens: the first proper frost arrives and the phones do not stop. The homes that come through it fine are the ones where somebody looked at the condensate pipe in the autumn.
If you are booking an annual boiler service, the condensate run is part of what gets checked — flow, fall, insulation and the state of the termination — and that is the natural point to catch a pipe that will not survive the winter.
