“What can my water system actually deliver?” The commonest disappointment we are called to is a beautiful new shower that dribbles. A mains-fed combi, an unvented cylinder and a gravity tank in the loft all behave very differently, and each suits different fittings. Establish this before ordering anything, not after it arrives.

“Where does the soil pipe run?” Moving a toilet is the single most expensive change you can make to a bathroom layout. Basins and baths are far more forgiving. If the budget is tight, leaving the toilet where it is frees up money for everything else.

“What is behind the tiles?” Tiles and grout are not waterproof on their own. Ask specifically about tanking the shower area — it is invisible, it is the thing that fails most expensively, and it is where corners get cut.

Ask About the Order of Work

Half the value of a good fitter is sequencing: first fix plumbing and electrics before the walls close up, then boarding and tanking, then tiling, then second fix and sealing. Get that order wrong and work has to come back out to reach something behind it. It is also why adhesive and tanking need proper curing time, and why rushing a bathroom is how you end up doing it twice.
